Land and property buyers
Own land you’re ready to sell? Let’s make it simple.
Whether it is a vacant lot, a few hundred acres or a parcel with room to build, we research the land, tell you what we see, and make a direct offer when it is a fit. No listing, no clearing and no survey needed to start.
Land is harder to sell than houses. We do the homework on zoning, access, utilities and title, so you do not have to.
Who we are
A real estate company that buys land directly from owners
Lucky Duck Real Estate buys land and property for its own account. We look at where a parcel is, what it is zoned for, how you get to it and what could be built there, and we buy when the numbers work.
We are not agents and we do not list property. We are the buyer. When a direct sale is not the right move for you, we will say so.

Where we can help
Land and property we buy
Every parcel is different. These are the situations owners most often bring to us. If yours is not listed, ask anyway.
- 01
Vacant land you are not using
A lot or tract that sits empty still costs you taxes and attention every year. We buy unused land as it is.
- 02
Acreage and rural tracts
From a few acres to larger parcels, with or without road frontage or utilities. Tell us what you have and we will look at it.
- 03
Land with development potential
Infill lots, parcels near growth, tracts that could be subdivided or rezoned. We look at the path to building, not just today’s use.
- 04
Inherited land
Land passed down in a family can come with several owners, unclear plans and a tax bill. We can help you weigh a clean sale.
- 05
Back taxes or liens on the land
Delinquent taxes and liens make a sale more complicated, not impossible. Tell us what is owed and we can talk through it.
- 06
Out-of-state owners
Owning land you never see is hard to manage. We can handle the sale with you remotely from start to finish.
- 07
Access, survey or title questions
No legal access, an old survey, or a cloudy chain of title. These are common with land and we are used to working through them.
- 08
A house that needs work
We still buy houses too: vacant, inherited, tenant-occupied or in need of repairs, sold as-is.
How it works
A simple, no-pressure process
Four straightforward steps. You can stop at any point, and reaching out does not commit you to anything.
- 01
Tell us about the property
Share the address, county or parcel number and a little about it. Call, text or use the form, whichever is easiest.
- 02
We research the parcel
We look at zoning, access, utilities, flood maps, comparable sales and title so we understand what the land can be.
- 03
We talk through your options
We tell you plainly what we found, including when listing or holding the land may be the better choice for you.
- 04
If it fits, we make an offer
When a direct sale makes sense, we put a written offer in front of you. There is no obligation to accept it.
Why owners call us
A practical way to sell land without waiting on the market
Land is slower to sell than houses. Buyers need financing, surveys and answers about zoning and utilities before they commit. Selling directly to a buyer who already does that work can be simpler. Here is what that looks like.
-
We buy land as it is
No clearing, no survey, no perc test or engineering required before you sell.
-
We do the homework
Zoning, access, utilities and title research are on us. You do not need to know the answers before you call.
-
No listing or waiting on a buyer
Land can sit on the market for a long time. Selling directly skips the listing and the wait.
-
Flexible closing when possible
Need to close quickly, or need some time to sort things out with family? We can usually work around it.
-
Straight answers
Real numbers in plain English. No pressure and no runaround.
A few honest things up front
- We are not a brokerage or a law firm. We buy property directly; we do not list it or represent anyone, and we do not give legal or tax advice.
- There is no obligation. If we make an offer, you are free to say no. Reaching out does not commit you to selling.
- We do not promise outcomes. We review the property and tell you honestly whether a direct sale looks like a practical option for you.
